Are you in the need of getting your roof replaced here shortly? Do you feel insecure living underneath a roof with so many different issues? If so, then you need to look into the cost of residential roofing.

As you might expect, many factors can determine the final cost of your home’s roof. If you know and understand these factors, you can start to get a feel for what you might expect to pay.

See below for an in-depth guide on residential roofing, how much it costs, the factors that go into determining price, and so much more.

How Much is the Average Residential Roofing Cost?

First, to get a feel for what you might expect to pay, let’s look into the average residential roofing cost in the city of Madison, Wisconsin, and surrounding areas.

If you’ve noticed the signs that your roof needs to be replaced, then it’s time to start looking around for prices from a reputable residential roofer.

As you might expect, there isn’t a consistent average of a roof replacement, but more of a price range.

Statistics show us that Madison, WI residents can expect roof replacement costs to average a minimum of around $6,300. Those same statistics show an average maximum cost of around $8,100 or so.

From those two numbers, we can do some quick math and come up with a median average of around $7,200.

As we’ll discuss below, many factors determine which side of the spectrum you fall on. However, it’s safe to say that you should expect the cost to be reflective of your home’s size.

If you’d consider your house to be smaller than the average home, you might be able to find something around that minimum range. If your house is larger than the normal house, then expect a higher price.

Why wonder? If you know that you need a residential roofing replacement, then reach out to us at Heins Contracting. We’ll be happy to take a look at your property and give you a quote!

The Four Determining Factors of Roofing Cost

Now that we know the average cost we can expect in our area, let’s take a look at some of the most consistent factors that determine the price.

While every roofing contractor has different ways to figure out their prices, there are four universal factors that we use in the industry. We’ll list all of these out below so that you can understand how much your replacement might cost.

  • Materials– There are many different materials that people use on their roofs. But due to the Midwest and its four definitive seasons, Asphalt shingle roofs and metal roofs are the most common. Metal roofs are more expensive.
  • Size– We briefly mentioned this earlier, and it’s relatively self-explanatory. The larger your roof is, the more it will cost to replace it. It’s important to note that materials are sold by the square, not the square foot. A common misconception.
  • Slope– The incline of your roof might be too steep to walk on, which will require alternative solutions by your contractor. This also plays a factor in what kind of under materials your roof needs, which will play a factor in the overall price.
  • Removal Costs– The time it will take to remove your old roof, as well as how to properly dispose of them. The heavier the material, the longer it will take to remove and thus the more expensive it will cost. All of this gets factored into the price estimate.

Some people prepare themselves for the worst-case scenario by assuming they need their roof replaced. That might not be the case! At Heins Contracting, we’ll take a look at your roof, assess its condition, and let you know what we find.

Even if your roof is aging, there might be some ways we can improve its functionality for another year or two to help you save up for the cost of a replacement.

Which Material Should You Choose?

As we just mentioned, the two most common roofing materials in the Midwest are asphalt shingle roofs and metal roofs. Why? Because the case can be made that they offer the highest return on your investment. Here’s a quick comparison of the two.

  1. Asphalt Shingle Roofs– Can last as long as 20 to 30 years before needing to be replaced. Very cost-efficient for any home renovation budget. Offer beautiful color options. Energy-efficient. Aesthetically pleasing and desirable to interested buyers in the future.
  2. Metal Roofs– Have the ability to last up to 70 years with proper care and maintenance. Offers a high return on investment due to their durability. Protects your home from fires, high winds, torrential downpours, etc.

As you can see, these two materials offer many great benefits to consumers. Regardless of which one you pick, you’re sure to get your money’s worth!

If you’re unsure of which one to pick, let us help you out! We’ll listen to your top concerns, then line you up with the best new roof for your needs. We also offer repair services, so we can be the ones to take care of your roof after it’s installed.
